Parker Neighborhoods

The big master-planned community on the north side of town along Stonegate Parkway. What makes it different from most Parker neighborhoods is who runs it: the Stonegate Village Metropolitan District (10252 Stonegate Parkway) is the water, wastewater and stormwater utility for the community and also owns the recreation, so your water bill and your pool pass come from the same office. The district lists two pools (Stonegate South and Stonegate North), tennis and pickleball courts, a community center, and its gazebo and parks.

Two DCSD elementary schools sit on Stonegate Parkway itself, Mammoth Heights (9500) and Pine Grove (10450), both in the Chaparral High School feeder. AdventHealth Parker names Stonegate among the neighborhoods it was built to serve, and the hospital is a short drive up Lincoln Avenue.

The neighborhood closest to the I-25 corridor and the Tech Center side of things, and one of several with a Parker address that is not inside Town limits. The Meridian Village Metropolitan Districts (No. 1 and No. 2) say they manage the district's finances and debt; snow removal on the streets is Douglas County's job, and the pools and open space belong to the homeowners association. Water and sewer come from the separate Meridian Metropolitan District (303-790-0345 on Parker Water's list of neighboring districts). AdventHealth Parker lists Meridian Village among the neighborhoods it serves.

The established neighborhoods north of downtown along Cottonwood Drive and Parker Road, served by the Cottonwood Water and Sanitation District (its site names "Cottonwood and Parker North" as the service area; start service by phone at 303-792-9509 or by email with your address and move date). The Cherry Creek Regional Trail runs through here, with trailhead parking at Cottonwood Trailhead Park, and the Parker Recreation Center (17301 E Lincoln Avenue) and AdventHealth Parker are both on this side of town.

The east-side community around Canterberry Parkway, inside Town limits and run by the Canterberry Crossing Master Association, which oversees 14 neighborhoods (Creekside West, Cypress Ridge, Derby Hill, The Downs, Meadow Grove, Meadowridge North and East, Mesa Pines North and South, Palmetto, Saddlebrook Farm, Heathstead, Hilltop North and The Village at Canterberry) and lists a pool, recreation and parks, plus the Canterberry Crocs swim team. The association is managed by CPMS at 19751 E Mainstreet, Suite 275.

Cimarron Middle School (12130 Canterberry Parkway) and Frontier Valley Elementary (23919 E Canterberry Trail) are inside the neighborhood, both in the Legend High School feeder; Legend itself is at 22219 Hilltop Road. Black Bear Golf Club sits at 11400 Canterberry Parkway.

A newer community on the southeast side governed by the Anthology West Metropolitan District Nos. 2 through 6, which describe themselves as being in the Town of Parker and post their board meetings and documents online (district manager: Public Alliance, 720-213-6621). Read the district site before you buy; it is the clearest window into what the mill levy pays for.

The established, ponderosa-pine neighborhood south of town off North Pinery Parkway, with a Parker address and its own everything. The Pinery Homeowners Association (8170 N Hillcrest Way, 303-841-8572) lists dues of $33 a year, Bingham Lake, parks and trails, and a low-cost weekly trash program with curbside recycling. Water and sewer come from the Pinery Water and Wastewater District, formed in 1965, with about 4,500 residential accounts across The Pinery, Timbers, Misty Pines, Pinery Glen, High Prairie Farms, Pradera, Vistancia and Colorado Golf Club.

The HOA's newcomer page points residents to the Douglas County Sheriff for law enforcement and South Metro Fire Rescue for fire, which tells you which agencies to save in your phone. The Pinery Country Club (6900 N Pinery Parkway) is the private club in the middle of it. Mountain View Elementary (PreK-2, 8502 N Pinery Parkway), Northeast Elementary (grades 3-5) and Ponderosa High School (7007 E Bayou Gulch Road) are the DCSD schools on this side.

The golf community on the south side, built around The Club at Pradera (5225 Raintree Drive), a private club with a Jim Engh-designed course, fitness, racquet sports and dining, with golf and social memberships and reciprocal privileges at its sister club, The Pinery Country Club. Homes are governed by the Pradera Community Association, and water and sewer come from the Pinery Water and Wastewater District. Legacy Point Elementary (12736 S Red Rosa Circle) is the nearest DCSD elementary, in the Ponderosa feeder.

The neighborhood at the south end of the Cherry Creek Regional Trail: Parker Rec says the trail runs from Norton Farms Open Space in the north to Stroh Ranch Park in the south, and the Town's Stroh Ranch Soccer Fields are at 18775 Stroh Road. Leman Academy of Excellence has a K-8 charter campus at 19560 Stroh Road, and the newest coffee on this end is the Black Rock at Parker Road and Stroh Road, which we visited on opening day. The HOA runs the members-only Creekside Recreation Center at 19301 J Morgan Boulevard.
