Peaky Peak Coffee & Charcuterie — Lone Tree Concept Expanding to Denver's Golden Triangle
Peaky Peak Coffee & Charcuterie — the Vietnamese-coffee-meets-charcuterie concept that quietly built a following at the Park Meadows side of Lone Tree — is opening its second Colorado location in Denver's Golden Triangle.
Who's Behind It
Peaky Peak is owned by husband-and-wife team Quy (Q) and Tracy Nguyen. The pair built the brand around Vietnamese coffee — specifically, beans they source directly from farms in Dak Lak, in Vietnam's renowned Central Highlands coffee-growing region — paired with charcuterie and a "sunrise coffee, sunset cocktails" daypart concept.
The Lone Tree Flagship
The original Peaky Peak sits at 10047 Park Meadows Drive, Unit A, Lone Tree (across from Park Meadows Mall). The Lone Tree menu — which is largely planned to carry over to the Denver location — runs from a $12 phin (Vietnamese tableside drip) coffee service in the morning all the way through cocktails and charcuterie at night:
- Coffee: Vietnamese traditional, marble drip, $12 phin tableside service, plus housemade refreshers, matcha, chai
- Bites: $8 garlic-herb baguette · $10 housemade pâté plate
- Charcuterie boards: $22 Banh Mi Board (BBQ pork, cured pork roll, pâté, pickles, fresh vegetables) · $22 vegetarian board · $29 Couple's Delight Board (three cheeses, three meats)
Lone Tree hours: Sun–Thu 7 a.m. – 9 p.m. · Fri–Sat 7 a.m. – 10 p.m.

What's Coming to Denver
According to Naked Denver, Peaky Peak is taking 1,644 square feet of ground-floor retail at 1075 N Bannock Street — the new Modera Golden Triangle apartment complex at the corner of 11th and Bannock. Permits and plans on file with Denver Development Services show:
- Capacity: 72 occupants (45 indoor seats)
- Format: Coffee + bar service counter running the full length of the room, back-of-house kitchen, dual restrooms
- Hours: 7 a.m. – 10 p.m., seven days a week — same morning-to-night daypart as Lone Tree
- Build team: Evers General Construction · architect Wayne D. Anderson of Littleton (the same team that built out the Lone Tree flagship)
- Total construction valuation: $223,600 ($128,400 commercial · $48,600 electrical · $42,300 mechanical/ventilation · $37,500 plumbing)
- Hires: About 10 people, per the Denver Business Journal
Equipment specified in the plans — a La Marzocco Linea Classic S espresso machine, Mazzer Super Jolly V grinder, True Manufacturing back bar refrigerator, and a Bargun mix dispenser — signals the Denver location will run the same espresso-forward coffee program by day and pivot to a small cocktail-and-charcuterie program by evening.
The Intersection Storyline
Peaky Peak's Bannock address sits directly across 11th Avenue from Olive & Finch's new Denver flagship at 1140 Bannock — Mary Nguyen's largest Denver outpost, which opened in late April 2026. As Naked Denver observed, the 11th & Bannock corner is now anchored by two Vietnamese-rooted, female-co-founded restaurant concepts on opposite sides of the same intersection.
Modera Golden Triangle itself — developed by Mill Creek Residential (Boca Raton), designed by Davis Partnership Architects, with Milender White as general contractor — delivered in mid-2024. The 323-unit, eight-story building is roughly 90% leased as of early 2026, and Peaky Peak will be the building's first retail tenant. The complex has roughly 4,500 square feet of ground-floor retail divided into multiple bays along Bannock, with asking rents around $40 per square foot gross on remaining space.
Why It Matters for DougCo
This is a Lone Tree-born, Lone Tree-built concept making its first move out of Douglas County — not the other direction. Peaky Peak's Denver opening is a sign the Park Meadows location has built enough momentum (and an espresso-and-cocktails crossover crowd) for the Nguyens to take the model to one of Denver's densest mixed-use neighborhoods.
The Lone Tree shop isn't going anywhere. If anything, the Denver expansion gives Park Meadows residents a way to follow the brand on visits to the Golden Triangle museums or the Denver Art Museum corridor — and gives Denver visitors a reason to drive south.
What's Next
The Nguyens haven't announced a specific Denver opening date. WhatNow Denver reported it had reached out to the owners for comment but had not received a response at the time of publication. The Lone Tree location remains open every day under its standard 7 a.m. – 9/10 p.m. hours.
