Theatre of Dreams Reopens in Sedalia as the Magic Manor

After 23 years running the Theatre of Dreams in Castle Rock, magicians Carol Massie and Joe Givan have a new home — and it's a big one. The couple, who perform as Dream Masterz, have reopened in Sedalia as the Magic Manor, an intimate 90-seat magic theatre and event venue inside a historic Victorian property just off Highway 85.
The building has a history of its own. It started as a home built in 1908 — an "Old House" the Magic Manor lists on the Douglas County historic registry — and for decades it was Gabriel's, a five-star Italian restaurant. If you know Sedalia, you know the corner: it sits just across the street from the famous Bud's Cafe & Bar and a short drive south of the Wide Open Saloon. Massie and Givan purchased the property and set about transforming it into a theatre and event center, keeping the kitchen, the bar, the garden with its gazebo, and the 64-space lot.
We stopped by before the doors opened
We first visited on December 13, while Carol and Joe were still finishing the build-out and brainstorming ways to collaborate with the local arts community — well before the public shows began and while the team was still working through final liquor-license approval. Even mid-renovation, the pitch was clear: this is meant to be a destination, not just a room with a stage — a historic house you walk through, with a bar, a patio, a garden, and a theatre all under one roof.
An intimate room, on purpose
The theatre seats about 90 — small enough, as the owners put it, that there are "no bad seats." Because only world-class performers are invited, public shows run just a few weekends a month, mixing close-up magic, stand-up comedy, live music, and the owners' own illusion work.
Around the shows, the Manor leans into the destination idea:
- The Magic Bar — a full bar where the staff can make a coin vanish into your bourbon, with small plates and close-up magic an arm's length away.
- Music on the Patio — live music during happy hour most Wednesdays through Fridays, 4–6pm, with small plates and drinks.
- Wizard Camp — magic classes taught by Carol and Joe for ages seven and up (adults, too).
- The Secret Circle — a paranormal-style experience for small groups.
- Private events — weddings, rehearsal dinners, birthdays, corporate outings, and celebrations of life, with or without a show, in partnership with Dream Dinners Catering and Colorado Boutique Events.
Who's behind it
Carol Massie and Joe Givan have been a team since 1994, and both were world-class touring magicians before they met. Givan is a three-time world-championship magician and illusion designer who has created custom work for companies like IBM, Xerox, Apple, and Pepsi and consulted for the likes of David Copperfield and David Blaine. Massie came up through large-scale production shows, starring in Spellbound at Caesar's Palace in Las Vegas and performing at the MGM Grand. In 2017, the pair performed on the international TV show Penn & Teller: Fool Us. They opened their first Colorado theatre in 2003.

- David Deeble, comedy juggler and magician — Friday and Saturday, Aug 7 & 8, 7:30pm. $40–$45 per person.
- The Chipper Lowell Experience — Aug 21 & 22, 7:30pm (with a possible Sunday, Aug 23, 2:30pm matinee). All-ages shows, $45–$50 per person.
Good to know
- Where: 5450 Manhart Ave, Sedalia, CO 80135 — about seven miles south of Castle Rock and roughly 20 miles south of Denver.
- Hours: Generally Wednesday through Sunday, 4–10pm; public show nights vary.
- Family-friendly: Shows welcome families, but no one under 6 is admitted to evening shows, and guests under 18 must be accompanied by an adult. Sundays feature all-ages family events.
